What Is a Boundary Survey?

A boundary survey shows you exactly where your property line is. A surveyor visits your
property, does some research, and places marks called pegs at each corner of your land. Those pegs show where your
land ends and your neighbour’s begins.

If you live on the Gold Coast or in Hervey Bay and you are planning a fence, a build, or
anything close to your property line, this is the survey you need.

Why Would You Need a Boundary Survey?

Here are some common reasons people get one:

• You want to build a new fence and need
  to know exactly where to put it.
• You are building close to your boundary
  and want to avoid mistakes.
• You are putting in a retaining wall or
  doing landscaping near the line.
• You and a neighbour do not agree on
  where the boundary is.
• An old fence or wall might not be in
  the right place, and you want to check.

What Happens During a Boundary Survey?

A registered surveyor visits your property and looks for the original survey marks.
These are usually small timber pegs in the ground. Over time they can be buried, damaged, or lost, especially after
years of mowing, landscaping or building work.

The surveyor uses old survey plans and careful measurements to work out exactly where
your boundary sits, even if the original marks are gone. Once the boundary is confirmed, new pegs are placed so the
line is clear and easy to see.

What You Get When It Is Done

At the end of a boundary survey, you get pegs in the ground marking each corner of your
property. Your  surveyor  is also required to prepare a plan of Identification Survey which will go on public record
with the relevant Queensland department, in most instances you will receive a copy of this plan. This is enough for
a fencing contractor, a builder or a landscaper to work from.

Who Is Allowed to Do a Boundary Survey?

In Queensland, only a specially trained and registered surveyor, called a cadastral
surveyor, is allowed to place the marks that officially define your property boundary. This keeps the process
accurate and reliable, especially if the boundary is ever questioned later.

How Much Does a Boundary Survey Cost?

The cost depends on your property. A few things make a difference, such as the size and
shape of your block, how easy the site is to access, how much vegetation is in the way, and whether the old survey
