When Do You Need a Detail and Contour Survey?

A detail and contour survey maps the shape of your land and everything already on it, such as buildings, fences and trees. Builders, architects and councils use it before many building projects go ahead.

You do not always need to know exactly what the survey involves to know if you need one. Here is how to tell, for properties on the Gold Coast and the Fraser Coast.

Signs You Need a Detail and Contour Survey

• You are building a new house
• You are doing a big renovation or adding a second storey
• You are lodging a development application with your council
• Your block is sloped or uneven
• You are building close to a drainage line, easement or the street
• Your architect, designer or certifier has already asked for one

What Happens If You Skip It?

Skipping this survey when you need one usually costs more time and money later, not less. Councils can reject or delay a development application if they do not have accurate information about your site.

Architects can also design something that does not actually fit the land once the real slope and drainage are taken into account. That usually means changes partway through the project, which is more expensive than getting it right from the start.

When in the Project Should You Get One?

Get it done early, before your architect or designer starts drawing up plans. It is much easier and cheaper to design around the real shape of your land from the beginning than to redesign after the fact.

Does Every Property Need the Same Level of Detail?

Sloped blocks, oddly shaped blocks and blocks near waterways usually need closer attention, since drainage and flood risk are harder to assess without accurate levels. A flat, regular block is generally more straightforward.

How Much Does a Detail and Contour Survey Cost?

The cost depends on your property. Things that make a difference include the size of the block, how steep or flat it is, how much vegetation or existing structure is on site, and how easy the property is to access.
